Prices for German residential and commercial property in 2014

The fourth quarter of 2014 saw the rise in price

for German residential and commercial properties continue further. The vdp property price index advanced 5% on the corresponding quarter one year earlier and currently stands at 122.6 points.


Rise in residential property prices continues; commercial property price increases weaken slightly.

Cautious optimism for German property

Property Week.com reports 04.09.09:

Europe’s largest economy may have officially emerged from recession, but its property market is not getting carried away

Germany’s real estate sector is still coming to terms with the global financial crisis.

For one, the banks still have to wrestle with toxic legacy assets, and the government’s plans for a ‘bad bank’ have yet to be implemented.

The government also needs to continue to support Hypo Real Estate and Commerzbank. The market is awaiting a revival of Hypo, recently renamed as Deutsche Pfandbriefbank, following its nationalisation in March.

But with increased issues in recent months of pfandbriefs – the covered bonds that give German banks low-cost funding – there is optimism that some liquidity will return to the market. In the second quarter of 2009, there were €35.8bn (£31bn) of issues. Although this represented a fall of 27% on the same period last year, it was a 91% increase on the first quarter of 2009, when only €18.75bn (£16bn) of bonds were issued. This has given confidence to banks such as Eurohypo, which is actively streamlining its activities.

Germany’s open-ended funds, one of the linchpins of the country’s real estate market, have also been making quiet progress.

Following a disastrous period last November, in which many barred redemptions to protect their liquidity, funds such as SEB’s Immoinvest and DEGI’s International have reopened, and others have started to take advantage of the low prices in global property investment markets.

In July, Deka ventured into Australia to purchase the 430,560 sq ft (40,000 sq m) office building at 15 William Street in Melbourne and the 236,808 sq ft (22,000 sq m) Australian Tax Office building in Perth for a combined €150m (£129m) for its ImmobilienGlobal fund.

In the same month, AXA’s Immoselect fund bought the 420,000 sq ft (39,018 sq m) Antegnate mall in the northern Italian city of Bergamo for more than €150m (£129m).

As Germans go to the polls on 27 September, they will be comforted by the fact that their economy is over the worst. This news will also provide some glimmers of hope for Angela Merkel, who looks set to be returned as chancellor.

That, in turn, may lead to more proactive government measures to assist a recovery in German real estate.

Berlin Residential Market 2009 Outlook

A survey of 118 cities in Germany has seen the average rent level in Berlin at 5.58 Euro per sqm per month net rent. This takes Berlin to rank No. 55 with Munich in the lead with an average net rent of 11.36 as shown in a study published by the association of the Berlin-Brandenburg housing corporations. Even in small cities like Jena (7.06), Greifswald (6.49) or Lübeck (6.07) the average rent is currently higher than in Berlin.

Yet another indicator for the development potential of the Berlin residential market. With the current price level for Investment Property at early last year's level and growing numbers of pressured sales due to "De-Leveraging" where investors sell properties to generate fresh cash the yields have improved significantly. Recently some big investors in the Berlin market like ORCO Germany have sold properties between 2 - 20 % below their book values.

The take-up by the market is relatively slow as most banks require up to 40 % equity to match their lending. "Equity is king" and those who have it can cherry-pick. Any relaxation in this area will depend on the development of the financial crisis and any forecasts on this a currently very vague.

In order to make the right decision on property investments reliable pre-acquisition information and investigation is vital.
To then ensure a long term successfull outcome, performance targets, measurement concepts and concepts for performance improvement have to be implemented based on the information gathered during the pre-acquisition process.

The Pre-Acquisition Phase in a Real Estate Investment is most likely the most difficult phase with far reaching impact on the entire outcome of a Property Investment. Your Investment Philosophy is set, the Property Market Research and the pre-selection are done. There is not all the money in the world to be paid on the elimination process and the vendors and agents will push for a decision because other investors are interested. Who knows, they might even exist and snatch the best property you have seen in years from under your nose. So there is the other factor next to money: Time - or more precisely speed. I will show which processes will need to be applied to make an informed judgement.
